MCS Design & Construct was established in 2004 as Design and Build became an increasing part of our business. Today with recent changes in the CDM regulations, obligations and duties have become increasingly onerous so a Design & Build approach can provide benefits to both the client and ourselves, as the Principal Contractor;

A constructive and co-operative team approach to encompass the project requirements involving the client, his advisors and consultants, is quickly established and maintained, with defined boundaries of responsibility throughout the programme and with regular reviews to ensure the project is completed successfully.

MCS Design & Construct appoint specialist design consultants with whom we have excellent working relationships to undertake this element of a project according to the nature and detail of the Design and Build invitation. However we will maintain client liaison and supervision of the project as a whole.

With our wide range and depth of industry experience encompassing all types of projects we will undertake the lead role and by utilising our specialist contracting skills, project administration and management, programming, information co-ordination and control, competitive purchasing, site supervision, quality control and co-ordination, we will develop and progress the scheme through to completion and client satisfaction.

Whilst a different procurement route is used in a Design and Build contract, at site level the job is approached in exactly the same way. Contractually there are different obligations and there is a change of emphasis on the flow of information, but at construction level the project is approached with the same level of commitment and dedication to quality. With the greater emphasis on the contractor, it could be argued that an even greater level of care is achieved with company reputation and future business at stake.

In short, Design and Build offers the client a single point of responsibility for the complete project, thereby eliminating the divisions of responsibility inherent in traditional forms of contracting.
